Why set up a GTB? A GTB (Gestion Technique du Bâtiment, or technical building management) is the name often given to the IT system that supports the technical management of a building. This type of system is being developed with a performance-oriented operation and maintenance approach, in terms of occupant comfort, energy efficiency and preventive maintenance alike. A GTB can be divided into 3 levels of functionality: • Level 1 “monitoring function”: allows the building manager to centralise on a single computer workstation the control functions of the equipment, the identification of drifts using simple indicators and the reporting of malfunction alarms. • Level 2 “supervision function”: adds to the previous function the control of programming on the building’s various items of equipment from a computer workstation. • Level 3 “follow-up function”: completes the GTB with a data archive allowing the monitoring of energy consumption, water consumption, etc. Here are the potential heating savings thanks to the GTB: Offices: between 34 and 47% Education: between 17 and 27% Hospitals: between 24 and 31% Hotels: between 27 and 35% Restaurants: between 19 and 37% Shops: between 36 and 53% Residential: between 9 and 20% The savings that can be achieved with a GTB depend on several factors: • Intermittence: the greater the intermittence of occupancy, the greater the achievable savings • The involvement of the occupants • The monitoring and maintenance of the system The GTB improves the control and monitoring of technical installations and occupant comfort. Its implementation will however need to fit into an overall approach to optimising the operation and maintenance of one’s building, including reflection on organisation and skills. The GTB can then become an effective tool serving the “smart” building in order to significantly reduce energy consumption.
